Just had a request from a tenant . They've been in the house for about ten years etc

They want to buy a new stove. They volunteered that they will leave the stove there if they leave the house, but want to know if we could pay for the instillation ....

After much deliberation we agreed

They've been there 10 years, the goodwill gesture will more than pay for itself. I would have done the same SC.

i know one

Used to live with some mates in a few houses and one liked gardening. Yep, after a week of work he would do the gardens in the rental.
We preferred to drink and party or go to the coast but he said he enjoyed it. To each their own.
He was never thanked once for his efforts.

When he finally bought his own place... more great gardens. So they do exist but I must say he is a rare one.

We have a tenant who is a painter, he has painted pretty much all the inside and done some of the brickwork around the driveway. He had asked if we would pay for the paint (at trade prices of course), we said yes but he hasn't sent us a bill of any sort. He did the work over six months ago now.
He even made some concrete steps for the front landing(and painted them :) ), looks good too!

I think they are going to be looong term tenants, which is just fine with us! :D

Perhaps you should offer to pay for the paint before he gets the #$%! with you and packs up and takes off.

You're gloating that he's a great tennant and he's probably calling you a scrooge!!!!!

Yes, I agree Bundy, a good tenant to keep! We have helped them out on a couple of occasions when they have been short of dough (rain can knock about a painters pay packet abit).
I know he's pretty happy there, he likes the fact that I let him treat it like it is his house. On last inspection we praised him alot and did not raise the rent because of his great work. They want a longer lease next time around too.

Hey Sunstone, maybe I could just rotate him thru my other IP's that need painting!!! :D

How about getting him to paint your other IP's (if they're not to far away), in exchange for a period of free rent?

I'm no tax expert by any means, but I imagine you would have to declare payment in kind to the ATO. As long as you do this it sounds like a good idea - at the very least you'll have a very high chance of having him turn up on time.
