Hi all who are experienced landlords/PMs,
Now my tenants have a list of things for me to fix up, but there are a few particular items I'm not sure if I should fix them all or not and how to minimise my spending.
Both front screen doors either does not lock properly or does not even close. Is it a illegal not to have a screen door for each house? Or I will have to replace the screen doors..? In the past where I had been renting, there were screen doors that did not even work and my landlords didn't even fix!
Crack in shower screens and now there are glass flakes into the shower. (I have broken shower screen with where I'm renting now, does not even have any glass flake coming off, except I have to make sure I dont touch it or I might cut myself, my landlord doesn't even fix it.) How can I replace just those shower screens that are broken? Do I get the whole shower screen replaced? Should I claim landlord insurance? Or it will increase my premium?
Loungeroom's carpet has a permanent cat wee smell due to previous tenant's cat. It will be costly if I have to replace the whole carpet! Or it's landlord insurance again?
Obviously my PM did not conduct a proper outgoing inspection with the previous tenant for me and a lot of things these tenants raised were mentioned as existing issues, apparently due to the previous tenant's faults. They did not raise the issue in the beginning when they first moved in until after several months later...
Any suggestion/ advice/ comments are welcome!
Unfortunately I would expect to pay a majority of the above.
Screen doors are a part of the security of the property.
Glass breaking off in the shower (not very nice).
Cat wee smell in carpet - definitely replace.
Mark this down as a learning for next time (could also do exit inspection yourself to confirm).
Ditto, all your responsibility and all need replacing.
As to LL insurance, shower screen is probably all they will come at, the rest is normal wear and tear.
if the screen doors are there they have to funciton, i have ripped stuff like this off in the past including fly screens because if its not there then it doesn't have to function. I would double check if the locks need to work or the screen just needs to function as a fly screen.
Shower screen replace, its just not worth stuffing around I would ask the PM for pictures of when the last tenant left to confirm it was in one piece.
Carpet .... I would suggest to the tenant they try deodoriser and airing it out, the 'smell' if it exists would have been there before they moved in.
I'd be expecting to pay them all too. Just because you put up with them in your own rental doesn't mean your tenant should and usually if an item is there it should work.
I would work out a priority list with your tenant and PM and see if somethings are more important. I imagine the smell and shower screen would be top but they might really like the extra security of the screen doors.
