在澳大利亚 Hi everyone, After months of searching for my first IP I believe finally have the corage to put in my first offer. I would love some feedback Property: Duplex Asking price: $239,000 I believe it is worth $225,000 to $230,000 My Offer: $218,0 I am in Melbourne. Would like to buy properties interstate. Hi All,

Considering selling 1 of my IP's.

The IP is currently leased to a corporate tenant and the lease has 12 months to run with an option to renew for a further 2 years at the end of the 12 months.

As far as selling is concerned what are peoples thoughts on trying to sell it with the existing tenant in it?

From a marketing perspective does this make the property an unattractive buy if it is already tenanted?

Any other thoughts/comments or ideas on how I can best sell/market the IP would be appreciated.

Perfectly OK if your target market is investors who have a ready-made tenant with zero vacancy rate.

Only if it is an owner occupier who wants to buy and live there. So you are reducing your possible pool of buyers to investors only.

If you have a good selling agent, they should be able to come up with the appropriate marketing strategy. Isn't that what you hired them for? ;)

Already tenanted properties really only target investors only. You will shut out the owner-occupier market.
In this market, i really caution you against selling - the investors have largely fled the market, and it isnt attractive to owner occupiers. Agree also that a good sellign agent will be able to craft the ad accordingly. Unfortunately, most agents are not good enough to do so.

Id wait till the market gets back up and the investors return. Alternatively, you could wait till the tenants lease expires or ternminate their lease and do up the place and market it empty. This will expand your market to owner-occupiers and also give you a chance to do up the place before putting it on the market. In bear markets, marketign and advertising is key- so make it look attractive in many ways.

dun agree - tenanted properties might have 3 months to lease or something left or some are on a month to month basis. No one goes and buy something on the assumption they have to move the following week. There is also the settelment period etc. Unless the place is really a dump - that you can't do much about it.

Agents are all the same - it is the ones with the right connections and know how that do well.
