I put an offer on a property yesterday which was rejected by the vendor. I have now found another property that I like but the REA is the same guy. Would I be viewed as a "time waster" and be less likely to have my offer taken seriously if I were to put an offer on this in the next few days?

Time wasters are those who make low-ball offers all the time or, more often than not, don't even make an offer.

Depends on what the initial offer was. If it was a low ball offer than you may have lost some credibility. If it was a realistic offer that the vendor wasn't willing to accept than I couldn't see an issue. If anything, the REA knows that you're in the market and are ready to purchase.

Is it in Wagga?

It's in Orange. We offered 28k less than the listed price as our last offer (sub 200k property). Not sure if that can be classed as a "low ball" offer but I don't see the point in buying unless we can get a really good deal, especially as this will be our 1st IP. Want to start off on the right foot :)

If you're keen on the property I can't see why not. Worse case scenerio is that you're told no.

If it isn't accepted, perhaps let the agent know what sort of property you're looking for and how much you're willing to pay. He/she might give you a buzz when one goes on the market.

I'm having issues with this outlook and thought it may be worth a little discussion about the mindset of the REA.

Shouldn't a low ball offer be seen as "a offer" and that your a prospect? We're not in a hot market at present so shouldn't the REA be chasing you to up your offer, or discussing said offer and what the expectations of the vendor are?

I've been watching some properties over the last few months drop up to $100k (on a $8-950k property). If said properties are dropping that amount, whats a low ball offer seen as and as a buyer should you care what the REA thinks of you?

The problem is Orange is not a buyers market. So you may need to step up a bit to secure a property. $28K under asking is a lot as % on a sub $200K property as well. With that sort of price point the true market value will be know by most buyers and all sellers so a low ball won't work IMO.

go for it. dont worry about the agent, they dont really mind which property you buy, as long as you buy through them. Maybe vendor number 2 will be able to accept your offer? who knows?
