在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m


Can anyone tell me how the rental market is fairing in these areas.

I am curious as RE agents are emailing me listed properties in these areas, however they do not have leases in place, what's going on?

Approx 6 months ago listed properties always had a lease in place? Has demand slowed down? Also how is the market going, is it still strong/rising?

agent i spoke to last week reckons its rising quite nicely - someone on karratha is trying for $1.5m

Huge money.

I spoke to one of the RE agents today, what I was told was that FMG are not taking up leases, they have been building for their workers for the last 12 months most nearly completed.
However, still plenty of demand. She also mentioned that prices are starting to stabilise, what do you think??

Remember l told you MTR about that company that was going to start trucking in homes, the land is being prepared now and the first of a couple of hundred arrive October.
Once on site they are ready to live in withing 4 weeks.

If you take the view that a predictor of stabilising prices is the length of time properties spend on the market, then I am certainly seeing a number of properties spend significantly more time on the market now.

When you say there are 200 houses on the way, are you talking about Karratha or Headland?

I havnt heard of anything like that happening in Karratha yet so interested to find out.

I did not really think that this would impact greatly due to demand by many other companies/contractors, maybe I was wrong.

would be interested to know as well. I am trying to get a simple 3x2 transportable up there but it is a bigger deal than a space shuttle launch. 5 months in at landcorp trying to get their rubber stamp (guys its identical to the display home up there already, if you ahve any questions drive down the road and have a look!) and now in at council for the last 3 weeks...process time not ascertainable.

there have been numerous promises of cheap housing up there but the reality is, in such a strong cyclonic area thta is so remote with such high labour costs, it is impossible to reduce the base cost. I believe even landcorp are being forced to put up the prices of their unrealistically low block prices (don't bother calling them to buy one, even if they took your nam edown they could never get a titled block ready fo ryou int he foreseeable future)

it's a basket case of red tape and hideous development costs with a seriosuly moronic local workforce. it protects local house values.

the govt is trying to bust the situation up but unfortunately I think they are their own worst enemy on that score

How are things on your front with this ausprop? Frustrating it seems...I believe you went throught TR homes? If you did i know the display home you speak of...The Kilara i think its called? Looks ok.

I can sort of understand the loops you would have to jump through. Guess that ROI for up north is really making you work for it :) If i were to ever invest up north it would only be with a transportable. Those TR homes are really well built from what i can see. Mind if i ask how much it cost to ship one of those things up there?

I damn near choked to death when i saw some of the rental prices for Karratha... http://www.realestate.com.au/property-unit-wa-karratha-404588513 I know its relative but still, my gut says stay away. Something not quite right with that picture

yeh its been like that for the 20 years i have been interested in it - just wish i had bought earlier. could have paid quite a few off by now!

3x2 transportable delivered and installed is around $470k. 4x2 i think around $540k. a site build around $500-600k. brick i would geuss $700-800k.

Karratha it is, 120 houses within 12 months, land is been preped now, sorry not sure exact spot. Houses are being built here in Perth[transportable homes] then trucked up to Karratha. First 1 due in Oct. 2010
All been pre purchased by 1 company and their workers will be housed in them.
Land is being leased from Indigenous group for 20 years.
There is plans for a further 350 homes to go as well. By the way they are not single man quarters they are family homes. ie 3x2s

I heard on the vine yesty that the entire town has been contracted out to be completely re-landscaped and prettied up. Every house included. 12 month job.

that's about a $250m upfront investment, not to mention annual lease fees. big bickies being shelled out, no wonder IRs are hammering us

Yes Aus, its big bickies alright.
Same company has contracts for homes to go into Hedland and in Newman.
The homes are ready to be lived in 10 days after they come off the truck.

who is builder? cant imagine anyone being able to handle it. even TRs that is part of abn couldnt handle that volume

10 days bit... hmmm. have these people done anything in karratah before? takes 10 days for them to sober up

I,ve just seen one myself done in 10 days with fairly average crews working on it. Thats dowm Mandurah way too with a couple of wet days thrown in and Sunday off naturally.
I think the plan is once the houses start hitting the ground in Karratha crews will be flown in ready to hit the ground running.
From what l can gather there is a parent company then, many, many tiers of subbying out.
They will have to have 1 hell of a supervisor to pull this off in such a short time frame. He/she may end up with a drinking problem:D
