在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m


Hey everyone out there just thought id share my new purchase today. I dont usually post deals when there bought off the cuff, but i just want to kick some D&G's up their arses.

Western Sydney, Townhouse, sold new for $310k in 2004, paid $130,000 for it today. and will rent for $240 per week. needs a paint and carpet. i have attached the link for veiwing, who said deals aint out there?

Hi Nathan,

Great purchase. Hard to believe someone could have paid so much for it in 2004 but you certainly got it for a great price. How did you negotiate the price? Was it at auction? mortgagee sale?

oh its a dump of an area, its cheap, 15 mins from parramatta, great demand area, and will clean up oer next 10 years or so....

the return is good and if someone paid 310k before someone will pay again.

The tenant will be paying your mortgage, What could be better than that? Who cares that its 40klm out of the city. Its still in sydney! I don't know of too many properties in sydney that you can buy for 130k and rent out for 240 a week. Not much downside as I see it at that price. Great buy.

Yikes! Looks like a lot of them sold in 04 for that money! And you have the cheapest price....for now.

Well done Nathan, I'm just not sure how that sort of news is a kick up the **** for the D&Gers. 310 in 2004, 130 today. Seems to indicate what they've been saying.

yeh sure 2 other places i bought in last couple of weeks were a unit 10 yr old paid 158k rent 240pw, a 3 yr old unit paid 171 rent 270pw in mt druitt.

3 yrs old place sold for like 260k new...

10 yr old place woulda sold for 230k+ in 2003

The price went down this far because the original purchaser paid too much, and has now had to sell in foreclosure of some sort, in a market where interest rates are hurting people and there are few buyers.

Two mistakes (at least) were made; bought at the top of the boom, sold at the bottom of the slump. A bit like most stock market investors.

It only illustrates the fact that people who loose money in r/e primarily do so because of their own lack of financial education, over-extending, lack of D.D, etc.

You make your own luck.

I tend to agree all that paid in the 300's in this complex paid too way too much in 2004. I was looking at sale prices for house and land in a nice part of rooty hill, houses in 2004 were selling for around 330k in this particular street , nice homes on 600 sqm. Selling for around the same price in 2007 in this street. To think that someone paid 310k for a townhouse in treagar when they could have bought a modern house on 600 sqm in rooty hill for almost the same money suggests to me they paid too much.

But at 130k its a great deal!
