Hi All,

Awesome forum, I read it for hours and stay up way too late. I was hoping to get some advice, I am having some "analysis paralysis".

- I have a 3 bed modern townhouse in Canberra (value 515k, owes 290k, rented @ 520/wk) CF+ on PI loan. Approx 110k equity accessible.

- I have 12 months rent free in my parents' place when I get back.

- Income circa 80k.

The Canberra property already has "safe growth", so my goals for this next IP are:
- Strong growth potential.
- Mostly looks after itself, so that my personal income is free to buy a cheap PPoR with my girlfriend when we get kicked out of the parents' place.

Would I be better off to split the available equity into two halves, put one half into an investment, then that leave the other half free for a deposit on a cheap PPoR place?
Any suggestions with how best to utilise the equity appreciated.
