在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

my name is michael, im in the process of buying my first apartment in kent st sydney.

it has got two bedrooms two bathrooms and a car space with storage. total incl car space is 112 square meters. just apartment with balcony is 91 square meters
its located on high level 17 with views of the sydney tower and located right in the centre of sydney townhall etc.

question is now i am waiting for westpac bank to get it valued and since everyone in here is older than me and more experience, can someone give me some advice on how much will westpac or you think they will value it for ?

also any other advice i know get from you will be helpfull.

They will normally value it for the contract sale price UNLESS you have offered too much. If you post the adress details some of us can look up some comparable sales data in the same building to give you an idea.

Hi I found this post accidentally.

Apparently, I am also looking at one of the apartments at 298 Sussex Street, Sydney (one bedder with carpark space). It will put under auction and I just wondering what would be the reasonable price for similar apartment at that building or nearby.

P.S. they have a stunning views over darling harbour

Also, what things I should do or get it done before the auction day?

I would appreciate for any information and advice.

if its only a one bedder and car space, then at this time its would be around about under 450 to 500k. anything above that i wouldnt consider it.
prior to auction you will need a pre-aproved loan and make sure you not over bid because auctions are mostly over priced.

something close by to sussex and kent st, umm not many as 298 sussex is the closes to townhall station and right in the middle but you can try towards closer to chinatown way but most of them apartments are abit older. if you have more money to spend try to find some abit further towards wynyard, second option is maybe try century towers but again price would be very similar.
its all about luck and right place at the right time.
just spend time doing research check auctions your self and keep an eye out on domain and realestate etc.
you will for sure find the right place.

$500k should get you a good size 1BR with good facing and a car space/garage.

I havent seen the place so this is just a very generalised opinion. Personally, it doesn't sound THAT high. Can you give us more details, how many square metres, facing, how many levels up, can you hear traffic noise, how's the lighting?

How much in weekly rent would yours fetch?

If a 2br property in CBD answers favourably to all of hte above and has a garage, you are expected to pay $630k-$650k.
