在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


is it important to have a garage attached to rent it out?

I am currently looking at some villa units near newport (VIC), some of them don't have garage but have the titled car spot if that makes sense.

any advice?

Are they covered like a car port or is it simply an uncovered space?

There would be some very minor preference to a garage from a renter or even OO, but as long as there is off street parking that's the most important thing.

There are of course garages and garages. Some of them have a n entrance into a courtyard or into the property, some don't. Some of them are just big enough to get a vehicle in, whilst others have the space to allow you to store personal effects.

I agree with buzz. As long as there is off-street parking, that is the major concern.

how much sale price difference would you expect for a 1 br villa unit with and without garage? 20k? 50k?

also, the rent difference too

not much.... More likely the ones with Garages are at the front of the complex, ie not overlooking the bins, and that is why there is a price/rent diferential.

Everything else being equal, only the cost of building a garage. $15K maybe.

Most tenants will pay $10pw extra for a garage, maybe a little more / less.
