澳洲Australia property Perth vacancy rates | Sydney


在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


I read in the paper today that vacancy rates are unusally low for winter, at just above 1%. I didn't think much of it but I was looking at one of my rentals on re.com and was surprised to see it has had over 200 hits in a couple of days. I wondered what a normal hit rate was so I just picked a random perth suburb that had an ok house at $300pw and it had over 2000 hits. Are we seeing the ground swell of housing shortage starting to manifest itself? A break out in rents that may result in strong cap growth in a year or two?

I certainly hope so as we are going buy our first IP in Perth soon. A consideration is who is it looking at these properties? Renters, agents or investors? Could be multiple hits by those looking as I have done so myself going back for a second, third look etc when researching buying an IP. I am so glad I found this website a few weeks ago!:)

I had cause this morning to open the paper and have a look at residential places for rent in the Saturday West.


I was surprised to see how few places were there. I don't know if the internet has swept the newspaper section clean....but there was a distinct dearth of ads.


But then, it is August, so any Landlord with their noodle screwed on right will be mid-term with their Leases anyway. Not a good time to be finding Tenants, or if you are wearing your Tenant's hat, not a good time to be shifting camps.

What suburbs and types of proerties are you looking at Ausprop?

I just took a quick look around Ashfield, Bayswater, and I can't believe how cheap most of the properties are being advertised at:

there's a lot of investors currently buying into these area's though, which would be driving the rental price down.

Out of those properties above I know a couple of them have been rentals for years, I guess they don't care about the rental return or haven't worked it out yet

an IP address can only register one click regardless of how many times you hit it

here in lies half the problem with resi IPs...you are competing with non-commercial nutters that think racking up a loss is a good thing, or at best think of yield as a secondary consideration

i have a 3x2 villa in mandurah if you are looking for new digs I may be able to help ;) drop me a PM. I will mow your lawns, cover your rent when things are tight and buy you chocolates and movie tickets. All you have to do is turn up and pay your rent if you feel like it, please.

I have just had a look at realestate.com.au and reiwa and they both sites shows a new hit every time you view the same property. Are these sites different to the one you were looking at Ausprop?

Working for me. I am just using the search for any suburb, (buy or rent tab). Not using "my real estate" / my account/ my saved searches ???

I have one advertised to rent on realestate.com and it increases by one each time I view...its up to 350 hits ...first open for inspection was last saturday with 4 viewing and 2 applications to date. Increased rent by $10 on previous tenant.

Same house was advertised exactly a year ago with very little interest...it took approx a month to let.

Currently houses to let appear to be going within the first week in this area.

under 1% for new listings - i'd believe it.

i love the argument that there's no shortage if there's an old house around the corner sitting vacant with an emotional rent value attached to it.

it's like the old chestnut - there's no land shortage because there's millions of hectares of outback.
