在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

Interesting article about psotive cashflow property investing in the US. A bit high level, but worth a look.

I'm going to the US next month for a holiday with the family, I might do a bit of poking around while I'm there.

Just make sure you consider the risk vs return.

Your return will fluctuate depending on the A$. This is also management intensive, so you need to have a manager you can trust or your returns go down the toilet.

At this point I'm not serious about making a committment to buy, just do some looking and maybe ask some questions.

There is risk inherent in being on the other side of the world, operating in a different currency. It's not as though I can drop past and check on how things are going.

Anyone else looked at this stuff?

Ideally one should purchase with as little of Aus money down (ca$h or equity from here) and borrow in their debasing currency. ;)

Easier said than done though :cool:
