Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m
There are some very interesting and heavy topic going on in other threads, but mine is a lighter one.
I just got a quote for depreciation report for my recent apartment purchase in Mooloolaba Qld.
Deppro quoted $440.
Washington Brown quoted $770.
Do you think the saying "you get, what you paid for" applies here? I can not believe the difference in price.
I would be grateful to hear from anyone who have used either or both of them.
You could try using the forum search facility, but these should get you started :
Hope it helps
I have seen both company's reports and can't say that either is my favourite. Of the two, I prefer Deppro's reports though.
I actually prefer the reports done by BMT & Assoc more than either though, to be honest.
It wouldn't be appropriate for me to comment on other companies, suffice to say there are some out there that both the ATO and the AIQS (Australian Institute of Quantity Surveyors) are not exactly enamoured with. I do, however, have a one page Word document that we send to people on request titled: 'How to choose a Quantity Surveyor'. There are a dozen or things to look for when deciding who you'll get to do your Tax Depreciation Schedule and price isn't one of them.
If anybody wants a copy of this, just send me an e-mail.
I've used DEPPRO and was happy with the service..however i'd recommend contacting depreciator via PM for assistance wherever you are..I've found him to be honest and upfront as well as helpful on this forum and PI
I have used Scott at Depreciator as have several of my clients. All very happy with the service and the report although I must admit to not having done my tax yet
I recently had Washington Brown do 2 Dep. Schedules for me, and found the reports to be great. As I was getting 2 done at once, I negotiated the price to $660 each.
Remember - everything is negotiable.
I used Deppro some time ago in Perth and was not satisfied with the result. They only did a schedule on the items as of purchase ( a few years ago) and included none of the new items like driveway, front fence, new flooring etc.
I complained that I was told that these would be included. The answer was great: we shouldn't have promised that............. damn right.
They wouldn't redo it, said a competent accountant should take care of it.
I won't use them again and will happily pay more for a better service.
If anybody wants a copy of this, just send me an e-mail.Scott, I assume you have someone who covers the Sunshine Coast ?

Yes, we do David.
We've got a couple of guys on the Sunshine Coast.
The east coast has our best coverage because it has a healthy proportion of investers buying there.
Working down the coast to Sydney, we have people in: Cairns, Townsville, Cannonvale, Rockhampton, Gladstone, Bundaberg, The Sunshine Coast, the GC, Balina, Coffs Harbour and Newcastle. Our Newcastle guy travels to Port Macquarie regularly.
I think its funny how there were comments about blatant advertising etc when there were favourable comments made here about Deppro but it seems okay for Depreciator to get free advertising on the site and bag other companies. I have used Deppro several times and have no complaints at all. All companies should be treated equally on this site in my opinion.
You'll have to help me out here. When exactly have I 'bagged other companies'? I certainly haven't in this string. And my most recent post in another string did the opposite of this.
I do my best to answer questions objectively and provide information. Simple as that.
Quite a few clients of ours visit this site and say good things about us.
I've been 'bagged' myself, incidently. And it was quite recently.

I myself prefer it when someone posts if a service was good or bad. Helps me make the right choice.
I dont know this depreciator chap but im sure if he was providing a below par service we would soon hear about it. No?
For what it's worth i previously have used BMT and found them to be good.
[John Laws mode] BMT and depriciator are not paid sponsors of mine [/John Laws mode]
OK, i'll bite too.
I've also used DEPPRO before - mainly because they offered me a good price at the time ($350 per report). However i wouldn't use them again for reasons i've mentioned in other posts. I think their service is the main thing that let them down as well as their poor efforts at communicating with me over several issues... maybe i got what i paid for considering the discount i received?

Depreciator (aka Scott) provides a lot of good info here and at PI, perhaps that's why he's better accepted?
There's a recent post from someone at Washington Brown who says that he'll give you a free ticket to some expo (the same free ticket you got with the most recent API mag). I think this person would be better at promoting their business by answering some questions on depreciation that get posted on here. Maybe us consumers can then judge the knowledge of these QS firms by the answers they provide and use them if we choose to.
Have a look at this thread which sandyr/craig did not follow up.
EDIT: Looks like sandyr has just reneged on his generous offer

I have used Deppro and it were $605 for them to go to my remote hamlet.
Their report was concise - I suppose (can't really compare to anyone else). well laid out, my accountant said that he's dealt with them before so I went with them.
Once the quantity surveyor was available for the trip (I think they get 5 customers for the area, to makes travel costs cheaper) the report was done and issued fairly promptly.
The next closest that would got the 'tiny hamlet' was $700. That was depreciator - after the initial contact they were a bit lacking in the responses to my queries so I flagged them.
Hope that helps.
There you go Brissygal, we've been bagged!
And now being a responsible business operator it behoves me to get to the bottom of it.
Amazingly, I recall your enquiry Keg75. And the price would have been $715, not $700. It was early June 2004. I'm sure the 'hamlet' was in the south west of WA.
I'm vexed about our apparent lack of response to your subsequent enquires, but luckily every job that has ever been opened in our system has a full correspondence file attached to it. This records verbal and written interaction. So all I need is your name and I can do a search of the file and post the relevant and appropriate notes. If we opened up a job, even as an 'active enquiry', there will be notes.
And if we were remiss in our service last June, I will beat myself up publically to save someone else doing it.
