在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


I had a tenant move in last friday to the house I first purchased. i renovated this extensively however I never did the kitchen. Tenant moved in friday, and monday came, I was threatened by tribunal from the for the following repairs...

- HWS rusted (ok needs replace fine - done)
- Oven crap (replacing whole kitchen now)
- Windows must need to be replaced? WTF? ok this where it got interesting, the tenant steamcleaned carpet (more like hosed it with a woolies system) and carpet stinks (slightly), and husband got asthma and went to hospital, and want to take me to tribunal because of the smell as the sash windows wouldnt stay up... WTF? they asked if they could break lese, so I replied 24hrs to get the F* out!

Anyways, thought i would use a kitchen I bought 2nd hand (things I did in the old days starting out and initial stages of setting up portfolio) but it was in poor condition (to my current standard) so I had to install a smick 2 pac kitchen (I could trowel ebay etc, but dont have time on my side) the numbers and pics are below, and videos etc to come.

Costs
Kitchen $1850
Stove $550
Rangehood $100
Tiles $30
Labour $1000
Sink $100
Mixer $50

Total $3680

This is a 2 pac enamel with new everything. Only labour I contributed with demolishing the kitchen as it was fun and took 10 minutes of my time till I was bored. Oh and organising labour, and the purchase of goods which was all done over the telephone.

New rent $340pw was $310pw therefore $30pw or $1,560pa extra.

$1,560pa / $3680 = 42%pa return.

This is where your renos matter and your investing for returns. Increase your bottom lines infinate.

How much was the albout?

Also...did the new tenant have anything to do with the tribunnal having a ruling against you? This sort of thing is pretty rare. I have had to take tenants to tribunal for the non payment of rent but never had a situation like yours.

I don't think the Tribunal ruled.

My reading is that the Tenant threatened to go to the Tribunal as the house was not what they expected.

there was a stall that had very tasty and naturally flavoured cookings oils for sale in some beautifully shaped glass containers. i struck up a conversation with the female server and started some tasting (bread dipped in the samples) on her recommendations. she went to serve someone else so i kept trying the different oils, there were about a dozen, as i wanted to make sure i was buying what my sisters in law would like.

the male behind the counter suddenly snatched the bowls of bread away and told me "if you're not going to buy you can **** off."

i was so shocked i loudly told him i couldn't believe he was so rude and that i am a buyer.

he threw me a look of scorn and flung his hand at me to tell me to "go away" while moving on to serve someone else.Click to expand...
