澳洲Australia property Rental Increases - Gotta Love It | Sydney


在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


Well, a tenant is moving out and another moving into our first IP with a nice hefty increase in rent. Inspired by this I looked up my spreadsheet to discover that many other IPs we own are due for increases, so popped down to have a word with the local PM. Next step was a call to a couple of other PM's.

Great, job done! Increases to the value of $160pw on the way.:D

They're cf+, so it goes to my pocket, although ATM we have a PPOR mortgage, so I suppose you could say it does go to the bank, because I HATE non-deductable debt.

Nice one, that's about 8 hours of passive pay straight into the sky rocket.

Couple of months of that, and you'll be able to afford another pair of top line roller skates. :)

Were about to do the same with our first IP too, crank it up about $20 a week after some small reguvination. Love it :)

Good work skater.

It is always nice to see increases in rents (especially when the properties are negatively geared).

Can't wait for the day when mine are CF+.

I guess if you keep increasing rents to your CF+ portfolio, you wish you had it in a family trust??

(I think you have previously mentined you have both)

That Dazz, sheesh, he is a hard one to follow. On another thread he would have given someone a hard time for letting the increase go for so long ....... opps I think I will cop it now ... but yes, we do so for a variety of reasons. As we all know, the rent (more so in a negatively geared situations) is only one contributor of the income from the investment, but sounds like it was " about time". May I ask, if I recall correctly that you self manage, did you shout the PM,s a coffee for their advice? I have a few that I get a coffee and cake from on a regular basis. I know it doesnt cover the rent, and its bad for my waiste line ( yes I corrected that from waste ..) and I keep thinking, they may get sick of it one day .... but that the way it goes. We all help people in different ways and that helps the world go round. Having seen "Lil Skaters" comments, I have listed this site as "banned" on our home system. Keep working on the dream, it seems to be going great.

A couple of months of that won't come close to the cost of a top line pair of roller skates, only a cheap and nasty pair. It would take well over a year to pay for the skates. :(

Dream on! We are wanting to retire, not fund a child. I'm sorry, but you will have to do the hard yards, same as we did. You do get a bonus though. We didn't get a FHOG, so there's a nice little something extra for you. :D

Besides, when we leave this place, it all goes to you & your sister (if we haven't spent it all first).:p

No, I don't self manage, never have. I also don't buy coffe & cake for the PMs. Besides, they are in different areas. They are paid to do a job, and if they are lucky and they have exceeded my expectations, they may get a bottle of wine a Christmas. Sorry, that's about as generous as I get.

Don't do that, it is a great tool, especially if you have others in the house that are keen to learn. Lil used to sit on my lap and read the forum when she was younger.

oops Skater, I was a bit slow with typing, and did not pick up that you responded. I have 5 daughters, so thats what encouraged the comment for met to "hide" Lil Skaters comments. However please know it was said "tongue in cheek". I admire every one that encourages and helps their children make their way in the world. I thought LS's comments were a bit of fun, so added to them. Did not mean for them to be taken any other way.

Sorry if I mis read the self manage. I know a lot do, including my friend Wylie, so it is meant from the perspective, in the big scheme of things, we are here to assist each other.
