澳洲Australia property Ever built a road? | Sydney


在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


Ive been told by the local council that they have plans to put a road through a property im buying...

The cheeky bast##ds have told me that if i want to have anything done with the place that ill have to
1) Give them the land to do it (1000sqm!!!) and
2) Pay for it to get done.

My first response was "Gee whiz thank you kindly mr council" "how does get f####d sound?"

In return theyl let me put a house or two on the lot(just under an acre)

Is it me or that a whole new level of rude?

Sounds like a big pain in bum that I wouldn't want to deal with personally.

Buying. 3weeks of DD and deposit.

I can pull out but the deposit maybe taken. Did the classic bad investor mistake of getting excited and jumping at the deal. :eek: Ah well ill see if i can leverage the info and get a lower price..

I mean the cheek of some of these councils... "Oh hey Mr ..... by the way were gonna put a road through your property and your gonna pay for it"

We live in strange times i reakon

The owner will have to give me a very large discount if they want me to carry through...My fault for not picking up that detail so you could say i deserve to lose the deposit in a rounda-bout way.

Would anyone take this deal?

3600sqm block - 1000sqm for road = 2600sqm
Block will then become 2 corner blocks at 1500sqm and 1100sqm

It was advertised at 500K. I got it down to 450K. If i can get em down to 410 i might take it. Still though. Losing 1000sqm in one fell swoop is big deal. especially since council firmly expressed that nothing will be granted until such event occurs!!

Is the requirement for the road a condition of an existing approval? Where does it go? Is there a current access easement there? I don't see how a council can compulsorily acquire land without compensation otherwise, unless it forms part of a change because of development, in which case it makes perfect sense. That you say the block will become two makes me think there is a development approval in place.

Theres a ransom. In return theyl "let" the owner put through any development plans and up the density(R-Code) for the block.

To quote "If you wanna do anything youl have to put the road in"

Heres the wierd part. If i build the road it will only go to the neighbours fence and then thats it...The road has to go through 6 properties. If any of them wants to develop they have to kindly do the same.

Which brings me to the real wierd part. If anyone decides not to build there section of the road then mine could possibly stay forever a small bit of road that goes nowhere...A 20metre wide road that travels into a fence!

Get what the council want to do in writing including charges & costs. Going back quite a few years ago friends (he runs a building company) had a similar thing happen. New road went straight through his property, he lost the land had to sign over land to council for 0$ + pay a large amount of dollars road to go through.

If he didn't sign over land he had to maintain road ( which is main road in suburb) afterwards.

Think council billed him for 89K.


BIL had a corner block, council wanted to improve angle of corner as was very sharp and split BIL house block into 2 he owns an unusable portion on other side of road -so this portion was given to council. Think BIL had to pay 5K (country road with no curb & gutter).


Verbal information is of no use from council - get what they want to do and the all up charges in writing.

Been happening for a long time. I know plenty of people who have lost part of their land from council reclaiming part of it. One was my grandfather and he's been dead for 40 years.

How much are they quoting for the road? Those things are hideously expensive, and I'd be more concerned about the potential cost of the road than losing 1,000 m2, even! Especially since you may not be able to borrow for the road. :eek: Have you asked where your lender sits on all this, or are you in the position of being a cash buyer?

do what half the folk in armadale have done - don't do a damn thing and wait for them to put the road through at their expense and just pay your water connection fees.

half the structure plans are incomplete.

I don't get why you'd have to pay construction on it in the first place?

Maybe the road could be staged?? Do some now some later?? Especially since it would be doin sweet f-all till possibly a long time. Considering the provision for the road, I guess when the valuations come through for purchasing the place, they may bounce the loan, deeming the property not of value.

At 410K i believe i could wait...and wait. Would they stop me from at least demo-ing the house and replacing it with a new? thats not considered developing is it?? It could catch on fire :) making it unliveable...as such need immediately replacing ;) Its an old 1920s house. Wont be missed

if it's framed and in good condition, you may find with the right amount of money paid, a truck could come and take it away for you - nothing to clear up.....;)

+1 for stolen house.
