I would like to hear from anyone out there who has had issues with investment properties purchased through the TIC.
I became aware of the TIC several years ago, receiving their mags. I went along to some meetings and decided to purchase 2 years ago. I now find myself in the position of having had to sell my home and left with a debt I can't afford, a unit that is worth less than what I paid for it.
All I wanted to do was have some security in my retirement.
I would really like to hear from anyone who has had a similar experience.

Two years is far too short a time frame for holding real estate, even without considering the high buying/selling costs. Unless you are remarkably lucky, or an expert at timing the market, you will lose money most times.
you aren't suppose to ever sell under that model, that way you never have to mark to market. if you hold on long enough they will eventually double in value
