在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

There's a new townhouse project (65 units) building next to my IP. Anyone with experience how it will affect the demand / price of my current IP ? Going form other new projects in the area, it is likely that the new townhouses will be priced about 30-50K higher than what my IP is currently going for.
Should i consider to sell now before it is completed as it might affect the demand for rental and house price ?? thanks

In my opinion, if the development is already approved, then whether you sell now or after it's complete, I don't think there will be any difference.
Prospective buyers will know there's a development coming and will consider it in their offers.
