Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. I'm new to this forum but its absolutely fantastic with the amount of info sharing here!!

Any, can I ask WA developers/investors what does the R Code table mean with min and ave site area per dwelling (eg. R30 - min 270m2, ave 300m2)? Which one do we have to comply with in order to subdivide?

Dont know much about it but I previously did some reading on the topic here.
If you type in subdivide in the search box without a space in between that word you'll find heaps of topics.

Hi wealth

R-codes, when they were introduced there was an allowance for land that was already zoned. this allowance apparently runs out april 2009.

For example a block that is coded R20 will need to be 1000sqm to sub divide in april 2009, at the moment you can sub-divide it if it is 900sqm.

At R30 you need a minimum site are of 270sqm but an AVERAGE of 300sqm.

so if you have a duplex block it has to be minimum 600sqm to subdivide, but the front block can be 270sqm (minimum) to make the back block 330sqm (to allow more for common driveway).

the battleaxe figure you read in table 1 is for green title lots *generally* although some shire may interpret things differently (as usual) to keep themselves in a job.

Its also worth noting that you allowed a 5% variation on the figures. So if you have a block that is not quite 600sqm but fits into the 5% then you should be able to subdivide.

Thanks frehnejc. I only read about allowing to include the corner truncation but nothing on this 5%...shows you how much I know about the R Codes!!!

Does this 5% rule applicable to every site or does it depend on the council?
Also, is this 5% for the ave site or min site required?

most shires will only grant 5% if the block is irregular in shape or a large (5+) grouped dwelling site.

if it's nice n square then wheres your justification for it?

AFAIK, this applies only to R20...

Had a look at a solid brick and tile 2 bedroom home on 686sqm zoned R30 corner block, nice and close to the freeway, shops, cafe's etc at around $590,000.00 that a friend is interested in

Price per m²:$860

Advertised as a duplex block with triplex potential (I'm guessing potential IF you could miracously get approval?).

also it is only duplex or triplex potential... if it is not potential then it actually is
