Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


Hi all, I am looking at the merits of buying a property, new, value around $400k. Using PIA I can see it will cost me net around $120 per week. Can someone advise me on how to use the PIA to see a comparison, if I buy the IP under SMSF?

Haven't had a look at it, but would you not just be changing the tax environment and/or the initial deposit and/or the interest rate?

What other effects would the SMSF have?

So the tax scales change to 15%. What about the income? The taxed entity is the SMSF - so I assume I need to know the income (contributions + earnings) of the SMSF before the property is bought, is that correct? Is that really all I need to know to get an apples vs apples bottom line comparison?
