在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

I was standing in bunnings and realised lamiate floor boards they were selling was $30 per square meter and this works out to be less.

This is in a growth hub, and where there is a rental shortage apparently!

People will think im kidding, but thats ok I will explain shortly with full details of pro's and cons.

It is likely a substantial parcel of en globo land that keeps the price per square metre at a subdued level.

Will be interested on your updates Nathan. This is where money can be made with re-zoning, getting DA's (planning permits for higher and better use), and developing (cutting roads, kerbing/channeling, etc) or if your pockets are deep enough (or you can get JV's on board) do the lot and flog 'em to builders for house and land. Better still if it's abutting a commercial/industrial precinct. Option it if you can and onsell (assign the option) to Stockland, Delfin, et al.

I just went and looked at it. It is only standard size block.

It is a bit of a gamble, once exchanged i will discuss pros n cons n why the decision to buy.

It Isn't anything too exciting, and not something someone would build a portfolio with. Just so cheap i might be able to make something with it if not risk overall is minimised. Vendor paid 70% more in 2001 which was before boom in 03. The land has defects.

Its not in Riverstone.

I actually looked at those but they're small 9m wide blocks with no street, sewer,water or electricity.

They were selling for around $100K but you need 2 of them to make up a decent size block and you could end up waiting up to 5 years before you can build on it.

Meanwhile the interest on the loan and other costs keep ticking and there is no income to offset them......

Along the acreage theme, I investigated one at Minto last year on the east side of the hub and main drag. Horse property was approx 2.5 hectares, with a small 3 BR BV home. Not sure that it would have been re-zoned and some in the know were of the opinion it was too close to environmentally Georges River Nature Reserve and so forth. It was quite cheap for the land. Circa $500,000 for box and dirt from memory.

It's very long shot, I'd say 15-20 yrs.
And just about all the current owners would be opposed to any development.
