在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

First time poster - been reading a lot and think I need some help now :)

Can someone please recommend a good financial advisor in Melbourne (East if possible) who we can ask the many questions we have on investment options and tax minimisation. Not sure if we should talk to more than one person either.

Basic scenario is:
- PPOR - fully owned (worth about 700K)

Family Trust (and Ltd Co.) containing:
- First IP - fully owned (worth about 350K) soon to be rented for $300 pw.
- Cash sitting in bank for deposit on Second IP/shares/other investment ???
- Spare income approx $1500 pcm

Need to map long term strategy and goals.

Personal recomendations much appreciated.

Well done on your current financial position. A Fin Advisor or Fin Planner
may indeed help you refine your future strategy to provide a road map you are comfortable with and, on the flip side they may not. :cool:

If the latter scenario occurs, you may be pushed in to all manner of managed funds that they tailor to your risk profile. You already have one IP and have come to a property forum asking questions. From this one might surmise you have a slight leaning toward property and want to examine other strategies such as shares and whatnot. It would not be very likely that a Fin Planner would steer you toward resi IP's or even self held comm Ip's. REIT's may be offered.


Not having a go at the Fin Planning industry. I have used mine to set up and refine SMSF strategy at outset and they have been invaluable in setting up insurances for income protection, and life cover. I do not however hand over the reigns for investment decisions nor the vehicles I have and will invest in. That responsibility resides with me alone and I take it very seriously as my family's wealth situation is based upon it. I am our fund/asset manager.....and, so far, so good ;)

Do you have a savvy accountant.? That would be a good place to start.

We've got a financial planner here in one of the offices if that's what you're looking for.

You've got a great start with your asset base which gives you lots of options, both in property and equitites markets. Personally I'm an advocate of both.

Player I definately agree I don't want someone else controlling our investments for us and yes, I am also leaning more towards a second IP. But I would also like to be fully informed so that I can choose the best option and I'm still a novice when it comes to all the various structures and option.

The accountant looks good, I may give him a call and likewise with the brokers..we will need to borrow for the 2nd IP :(

Look forward to seeing if we can make the second group meeting.
