在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

The penthouse in the building 'circle on cavill' sold for 2.5 million, after being bought originally for 5.5 million by a Russian billionaire in 2007.

Bought by Gold Coast nightclub entrepreneur Jamie Pickering. I can see some great parties happening up there on the 68th floor.

A scary thought, almost as scary as this one...

$3,000,000 is to a billionaire, what $3,000 is to a millionaire.

Not much. :)

True but you probably don't get to be a billionare by flushing a few mill down the toilet!! Buffets motto is never lose money.

Yes, but even he takes a bath on occasion.

i wonder if he's still a billionaire .

Who cares about the person. Look at the drop in price! The GC market is in the doldrums big time, particularly the upper end.

I have friends up there into property and they confirm prices going backwards.

Dunno. I'd reckon if I bought that place for 5.5 million, and if I was still a billionaire today, just out of pure silly pride I'd just hold onto the penthouse to save having to admit making such a loss. Why would you sell if you still had a billion?

They're a treat. Have been dealing with them last year. Some are OK however, the shifites some want to pull on you as if you were born yesterday.......

Not easy buying from a distance sometimes. There are still some unrealistic vendors up there. They like shortish settlements (similar to Sydney) compared to our leisurely 60-90 days in Melbourne. Ca$h will talk if you've lined up your finance ducks or have folding stuff.

You will ceratinly buy well there this year, however don't rush. There is a lot of stale stock. I don't see the market moving much there in the short to medium term. In fact it may soften even more. Take your time.

Thanks. I am taking my time, that market is going nowhere. I'm doing net/phone research from down here and when i find something that looks like a goer i'll fly up there.

i'll offer $350pw rent to live there.

that's about right for a high end yield, isnt it?

Aaron, I think $350/wk might be the going rate to get a bedroom in his "bachelor pad".. if you don't mind sharing with him and his son ;)

For 550sqm of penthouse, $2.5m sounds pretty cheap to me.
