Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. I posted this under innovative techniques with no response, so i thought id try it here;

I am looking to get more active with my property investment and wanted a bit of advice and feedback.

I can obtain a loan around $700,000 and have plenty of time on my hands. I wanted to take on a development project that is a bit more hands on than a buy and hold stategy. I am pretty handy and willing to get dirty.

Options include a subdivision, major renovation, potentially a new build etc, but i am open to anything that will be interesting and profitable.

Just wanted some suggestions on what other would do given the above situation within an hour or so of sydney.

Not a developer so take this with a pinch of salt (or whatever the saying is) but I think you need to look at what you want to get out of any project first, THEN decide what sort of project you want to take on.

Potential outcomes:
  • Subdivide property, with rear block sold, resulting in CF+ front property
  • Build from scratch with intention to hold cf-
  • Build from scratch with intention to hold cf+
  • Build from scratch with intention to sell with CG+
  • Renovate to sell
  • Renovate to hold, cf-, cf neutral, cf+
  • Renovate to hold, extract equity

Other factors to consider (which I don't think you've shared) are what input(s) you will have.
  • Cash only - use all tradies
  • Reno/build skills (eg, are you a tradie) if you intend to do work yourself
  • Town planning knowledge; what you can "get away" with
  • Architecture/design; cutting edge design at a Reject Shop price

Even if you can answer these, I probably can't help, but hopefully by prompting you to provide more detail, there are others who can.

A subdivision won't really get your hands dirty and neither will a new build unless you owner build. So perhaps think of a Reno.

My advice though if you haven't done it before... Start off small and really find out how much work is required even with small jobs. It will help you to estimate much better in future with bigger projects.

PS: I never recommend owner build
