Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. I'm keen to understand what factors do people consider when evaluating what investment property to buy? And what priority or weighting would people give to the different factors? Off the top of my head I'm guessing the following but would be keen to hear from others:
Proximity to amenities (current and future based on council development plans)
Land to dwelling ratio
Noise pollution (from traffic or construction in the area)
Renovation or development potential
Not just council plans for the area, but wider area plans too, such as future major infrastructure or mining etc.
