澳洲Australia property No.2 IP Unit Advice please | Sydney


在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Evening fellow members,

I have narrowed down my search for my 2nd IP and it happens to be a 2 bed unit. No.1 is a house.
I have limited knowledge of units. I have never lived in one or owned one so i'm not entirely sure on the setup.

Strata... What exactly does this cover/ what doesn't it cover?

What other outgoings are there and what should i expect to pay for Rates, water and anything else for a 2 bedder in the Liverpool area ? I know this is a ballpark figure.

What is a sinking fund ?

If a building and pest inspection is to be done do they check the entire building or just the internals of my unit.... expected costs also ????

What is the average size of a 2 bedder ? What is too small ? It's probably 30 yrs old.

Any other thought or advice would be great.

Would you still get a building / pest inspection ?

No typically you do not get a P & B done.

With any luck when you get a strata report they may have done a pest inspection in the last 2 years.

If you did request for one to be done they would not get access to the other units and would only be able to do your unit and the common area.
