Just wondering if someone could tell me what a vendor discount means?
Also how much value would putting ducted air conditioning in add to a property? My partner is an air conditioning tradie and can put a/c in for the cost of purchasing the system.

Vendor discount is a nonsense term invented by real estate agents to make a selling price sound better.
So if a property is listed for $300,000 and the agent says that the seller will take $290,000 with a "vendor discount" it makes it sound like a bargain. But if you do your homework plus get a free Residex report from one of the brokers here on this forum - you may decide that the property is worth only $250,000.
Re air con: it depends where the investment property is located and what kind of property, but since you have a tradie partner who can install it, go for it. Here in Brisbane air con will pay for itself pretty soon since so many renters will only rent if there is air con.

We are looking at a 3 bedroom house with a garage which is currently listed at $269,000 and in desperate need of renovation. My partner and I believe it will be worth $320,000 once it has been properly renovated. We are considering offering $250,000 for the property.
How do you go about getting the Residex reports you were talking about on here?
