澳洲Australia property Valuation request | Sydney


在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

We have recently had a valuation done on a property we are considering purchasing. We are dealing directly with the vendor and have made an offer based on the valuation. In response to our offer the vendor has asked about the valuation.

Our mortgage broker has advised that we are not obliged to disclose the valuation but what is a polite way of saying that? Negotiating without an agent has been a pleasure so we don't want to seem like we are playing games or being difficult.

How low is your offer compared to valuation?

Our initial offer was 10k below.

Valuation was $650k and we offered $640k

She has previously advised that she is after between $640k and $655k

A valuation is only an opinion. By definition, the true value is what you and the vendor agree on.

Given the valuation is within the range of what they'll except, I'd say it's close enough to be fine. My concern is by doing the valuation first, if you are successful with an offer higher than the valuation, you might have to come up with the difference.

Most valuers will accept the contract price if it's within 10% or so of what they think the property's worth. By doing the valuation first, you may have locked the valuer (and thus the bank) into a particular figure which may not be what the vendor eventually agrees to.

Given the vendor is after $640k to $655k, I'd say they want $655k. They'll eventually accept $640k if they don't get a better offer.

I think she has a hide asking in the first place! But then, I suppose it doesn't hurt to 'try your luck' ;) Seeing as she didn't pay for the valuation she doesn't have a right to know what it was and you should not feel guilty in any way for not disclosing was it was. Despite however 'friendly' or 'chummy' your dealings with the vendor in a private sale may be, always remember that it's purely a business dealing and if she gets offended then...so what? You probably won't see her again anyway. No doubt if she knew the valuation was $10 000 more than you've offered, she would expect you to pay that extra $10 000 and I'm guessing that she wouldn't give two-hoots if that offended you! Look after no.1!

I have sent her an email saying that we took the valuation as well as the price range that she quoted into account when we made our offer.

Pretty vague but it does the job

"thanks mustapha, can you please supply a copy of the valuation. blah blah" - i think that's the response you might get.

there's a couple of ways with dealing with a question you don't want to answer..

1. change topic. it's not the price of carbon per ton that is important but the net effect on lower income families.
2. answer a question with a question. why do you think we have priced carbon at 30 a t? sir joh was an expert in this. in an interview he was asked, why do you always answer a question with a question. what's wrong with that he answered.

I think you are on the money. But don't go over the valuation as others have said.

I think nowadays most valuers are conservative in their valuations and valuation is generally the "absolute minimum a property would sell for" in the eyes of the valuer.
