Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo

Just wondering which order I should speak to people with advice on purchasing my first IP.

This is the order I am doing it, please advise if you think this is correct.

Read Forums, Private research.
Mortgage Broker/Bank.
Accountant.
Real Estate Agent.

I don't think the order in which you approach them is important. The reason is that the information they provide is very different. It all comes down to what exactly is that you are seeking from them. They are technical operators of their business. When you go to them you need to know what you want and why. Please, don't go to them for those answers. Go to them for the "how" question. Though, it will help if you already had prepared some "how scenarios" you can brain storm with them.

Well, it is probably best to go to the broker before the agent and get your pre-approval so you know exactly what you can get finance for. No point trying to purchase a property which is $400K when the banks will only give you $250K - Even if you believe you can afford repayments on a loan of $400K.

I agree with the above. Organise your finance and get preapproved with a broker first in your name only if you can (if you have a partner) unless they earn more than you.

Accountant (if you need to use one) to work out what you want to do and how to structure things.

Broker to work out how much you can borrow. Then get everything together and gain a proper pre-approval through them.

Agents once you work out how much you can spend and know the area you want to buy in.

Line up a solicitor once you are ready to start looking around, so once you have an offer accepted you can move quickly. Your broker may be able to recommend one, most charge similar fees for conveyancing.

After talking to the broker today it seems I picked the right order, because I can now cross off the option of forgoeing the FHOG and perhaps purchasing my first home in a more 'normal' fashion. And then converting to IP later. This will now reduce the amount of questions I need to ask the accountant.

I can suggest a great account who is an expert in property development etc. Paul Copeland from William Buck. He is based in Brisbane but I believe they have an office in Sydney too. I saw him at a seminar recently and he gave some great insight.
