澳洲Australia property what to inspect during final inspection |


在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m


Hi, need your help as we are buying our first property.

We need to do a final inspection before settlement date and we dont know what we should be inspecting .

Also when should the keys to the property be given to us and who should give them to us - the seller's real estate agent or our settlement agent?

Also which is the best method for paying the settlement costs( purchase price plus settlement costs) if it is a cash sale - bank cheque, or bank transfer, to settlement agent's trust account?

Start with the plumbing check all the taps,HWS,then try all the lights ,
check the elec's switchboard and if it isset up safe in line with the states reqirements,check all windows,door locks,carpets,curtains,walk around the house and look at the drains and make sure they are all clean,then go back to your contract and check to see if anything that was added into the contract is still in place,good luck..

Wouldn't you check the majority of that stuff before placing an offer on the property? Tough titties if you find something that was not in the contract, you buy the property as inspected and it should be in the same condition as inspected. It's not an opportunity to check plumbing, windows etc.

Depends on what you have seen prior to settlement over the years,most investors i know will do that 3 hours before check everything again and it is tough titties for the vendor if there is a problem because you don't settle till their checkbook comes out,after all why build when you can burn someone..

make sure everything in the contract you thought you were buying is still there.
I once had a settlement delayed because a stainglass window had been removed from the property.
Also check things like TV antennas etc - those are the sort of things taken which shouldn't be.

If you did that in Melb you would be charged some pretty hefty penalty interest for delaying settlement.

Show it to me in black and white from the legal side,it,s a 2 way street..experience is not what happens to you experience is what you do with what has happened,if anyone wants to delay a settlement because there is a problem,then they can try anything they want it's all bluff.

Like most here I just use it as a chance for a relatively quick walk through.

As long as everything is still there that is in the contract, such as washers/dryers/sheds and there is no serious damage then I am done.

Also a chance to take photos if needed, as I may not get another chance for quite a while if the agent does their job well and finds a tenant.
