在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m


With all the talk of housing affordability, I thought I'd ask people to share details of their first IP/PPOR. I'm pretty sure the majority of investors on this forum didn't start with a median-priced house in Sydney. Happy to be proven wrong.

sorry, I think its a great thread

I was having a go...............many FHOG buyers wont look at a the sort of thing I had as my first dog box, that being a 2 bed unit in Liverpool NSW for less than 100 k, and I even only had a half share :).

humble beginnings

first property purchase was a PPOR 2 bedroom townhouse in hurstville (sydney south).

Paid 177K in 1994. was opposite a 6 lane highway and under flight path.

Sold in 1999 for 280K. Loved it and provided a great foundation for wealth which we now enjoy.

First PPOR was a very small three bed ,one bath,
They were offering vendor finance as the major banks wouldn't lend to me,
I was lucky bendigo bank came through after many knockbacks.

Sold for 210k in 2003 as holding 2 properties was too much for me at the time.

Purchased a block of land in 2000 for $58,000

I was told i was crazy because you could get land for less 20 klm away.
Built a project style house in 2001.
Total cost about $200,000 give or take.

First IP about 1979 cost about $20K. Had to sop up the urine stains and paint throughout. Quarter share.

Next IP a couple of years later (half share), brand new unit in Coorparoo near the station. Cannot remember the cost.

Didn't make much money really on either, but at an age when my friends were buying new cars, and drinking their money away, it forced me to NOT spend on a new car.

First PPOR in 1983 cost me $49K, two bedder teensy house in Morningside with "knock your eyes out" green benchtops over fake pine cupboards. No theatre room :D.

First PPOR was a 3brm weatherboard in reasonably good condition that was close to town in Toowoomba. Paid $32,500 for it in 1983. IRs went up from 13.25% at the time of loan application, to 13.5% just before settlement. I learnt my lesson about never selling (it was a pre-CGT asset too :() after I sold this one for $38,000 2 years later......and I don't get too excited about IRs one way or the other either :rolleyes:

First IP was purchased for $117,000 in 1993 on the Central Coast and still have it today. Probably worth close to $400,000 now and used its equity over the years to fund many deposits for other IPs.

First PPOR 1987 middle of nowhere then, Greenbank (Brisbane outskirts); brick veneer 3 bedder, one bathroom on quarter acre block; hot as hell in summer; no air con; no media room; no family room - simply combined dining room and lounge with kitchen; little box in under the blaze of a hot Qld sun. Paid $47K for it.

Next PPOR 1992 old 2 bedroom post war home 5.5 from Brisbane CBD on 810 square metres for $114K; we spent 7 years renovating home (ex was a owner builder) to tri level modern mediterranean style still on the 810 square metre block (did not subdivide); 20 years later the ex lives on a 30 acre farm we also owned at Eumundi and I stayed here

First PPOR was around 2001, an OTP 2 bed apartment in Botany (Sydney) for $355k, was just a few months from completion.
Got 14k FHOG too.
Lived in it 6 months then rented it out for 12 months.
Moved back in for a month or 2 and then sold it for $450k CGT free.
Wouldn't be worth too much more than that today.
The profit on that snowballed into what we have today.

First IP was also PPOR. A quarter share in an old 1970s 2 br unit in St Lucia with cracks in the walls, but still solid. Bought for $105k in 2000 when I was forced to moved out of a share house when the owners sold and realised that mortgage repayments would be about the same as rent, plus I would have security of tenancy. Sold for $220k in 2004 after I moved overseas. Just missed out on FHOG, but fortuitously timed the upsurge in the Brisbane market, which was probably helped along by the introduction of the FHOG.

First PPOR a tumbledown single-fronted weatherboard in Flemington. Paid $157k in 1997. The bank made it a condition of the mortgage that we get it restumped and rewired before it'd lend the money.
Spent $100k renovating it and sold it in early 2001 for $340k. Still kind of wish we hadn't - but I guess that's life.
First IP is probably no great shakes (yet ;)). Bought late 2009 for $330k, probably worth about $400k now. It's a 2 bedroom unit in a good spot in West Footscray.

Erskineville, Sydney. Can't remember the year. $57K.

Erko was a very dodgy suburb back then. If I came home at night, I would walk down the middle of the street expecting to have to run at any minute - I'm not a big bloke. Nothing ever happened, but I was always ready.

Next PPOP was Annandale - pretty undesirable. We had friends living in Balmain and I think they felt a bit sorry for us.

Then it was Hurstone Park. Not undesirable, but unknown and definitley not sought after.

Now it's Marrickville. People thought we were mad to move there, but now the prices are nuts.
