Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. We got this in the mail, is this normal? What's your opinion/have you seen it before?
It's an area called Golden Bay in WA, and it's right next to some presitgous houses by the ocean in Secret Harbour.
It's titled "Ammendment 106: Remove Zoning Notifications from maps" .. you'll see the top image has R zonings, the "ammended" image has no R zonings.
Folks are concerned about the R80 zoning planned .. it seems a bit of a cover-up, as surrounding burbs are all R20, and the council want to avoid flak about the zonings? (This ammendmend just says R5/R20, but the DA has R60 & R80 zoneings)

a council can remove zonings from a structure plan and implement a "development control centre" or a "city centre" scheme that has it's own policies outside, or over and above, the R Codes.
while they may have the equivelant of R80 or whatever, it basically forces you to build as per the design guidelines / DAP laid down - which may not allow UNDERDEVELOPMENT of a site which is a big issue at present.
it also forces you into the Town Planning arena and the quagmire beyond should you wish to develop, because underutilisation and selling of 350sqm blocks can't be done as per the DG / DAP.
