在澳大利亚 The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m

another potential cost for property investors as well as when selling?

anybody have any experience with the practice of mandatory audits and will the costs be tax deductible, would expect costs would be if investing but not if selling PPOR?

A similar scheme came in in the UK in 2007 (IIRC) - see http://www.energykey.co.uk/epc.html. A good few training providers set up promising huge earnings to those who qualified as assessors. The result was that the number of registered assessors ended up vastly more than needed so that the price of a report fell as low as £40 ($60) - the firm in my link is quoting £60 ($90).

thank you tony. yes we knew about the uk situation and its good news that audits are now cheaper.

understand mandatory energy audits also happen in the act. not sure if that is for rentals or simply if selling? guess the vendors simply pass the cost of the audit on to the purchasers?

it seems the plan is for mandatory audits for all residential property next year, for selling or renting?? hence an extra cost for investors, which we will need to consider. lets hope the fees get cheaper and the fees are tax deductible.

some tenants may be informed in their choices by the audit results, but at the end of the day they can only pay what they can afford.

We already had a system here that was Govt funded that enabled you to get your house done for a "green" audit. It was the same as in the UK where too many assessors were trained and they were funded at about @$220 per audit.

Saw a bloke one day trying to drum up business down at the local shops by offering potential customers cash back bonuses to signup for an "audit". He looked like he just woke up and got off the park bench and appeared to have no real buisness smarts other than he had his assessor ticket gained from another government funded disaster.

No wonder not long after that they closed the system down similar to the insulation fiasco that had the same drivers for success, tax money.
