I am in need of some advice.
I currently have 2 IP's and am looking at a third but dont want to take that step until I am confident with the structure/team i have in place. I know i need financial planning to really give me a good outlook on where im at and how to get to my goals.

Do i go to a licensed financial planner, a company set up for investor with links to the team you need or even sign up for a mentor program?

I have necessarily done anything wrong, but I feel like the setup could be better.

My current situation is like this.

Household income- $200k

IP #1: 3bdr Townhouse (50/50 share) Purchase Price $370,000
Rent :$400p/w. Valued at $480,000 - My half borrowed $215,000k

IP #2: 2bdr House (100%) Purchase Price $475,000
Rent: $340p/w. Valued at $560,000 Borrowed $440,000

IP #1 is I/O and IP#2 is the old PPOR - P/I loan

Just dont know which direction to go structuring these existing loans and also purchasing the next IP ie. Buy regional and try to start to neutral gear the portfolio etc.

You should probably change IP 2 to interest only loan too.

When deciding the next purchase you should factor in things such as:
1. land tax
2. income tax
3. capital gains tax
4. asset protection
5. estate planning
6. etc!

After reading through I realised I didn't know much. Still trying to find a suitable structure which is not too complicated but effective.

I definitly have a lot more to learn, but it helps that I really love doing it.

I currently have a company called Davlin Financial Group in Sydney doing risk assesments and cash flow analysis etc. So im fairly intersted to see what they can do for me.

Am definitly changing IP 2 to I/O but just waiting to see what the pay out for a fixed portion of that loan is going to be and then assess from there.
