澳洲Australia property Brisbane Town Planner | Sydney
在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo
This is pseudo advertising but mods after 8 years on the board you could hardly say I came here just for that so if you wouldn't mind indulging the info below as it is also somewhat informative.
As I wrote many years back I retired at 30 due to my resi- property investments, Got bored and did developments, bought business sold down my resi and bought commercial and industrial developments etc. I got really bored and completed a Juris Doctor (post grad law). Anyway
My wife has been a town planner since the late 90's and has worked for herself for most of that time. Though relying on word of mouth and repeat clientele during the having babies years and having to knock back new clients for lack of time so hasn't really pushed it. She loves the planning side of doing the reports etc but finds the dealing with clients bit interupts her time with the kids (she does the approval side of things at night when they are in bed).
Now the youngest is getting older and she is ready to get more work again. Also I am about 6 months away from opening my own planning and property law office. (We are going to run as separate entities along with a property accountant utilising shared reception facilities in an almost serviced office sort of environment except that we well also own the service trust etc/ which although entirely possible does have some issues with the legal business, the ones clients will notice the most is the constant informed consent requirement of me telling them that I have an interest in the other business and that they are not part of the law practice but that is a saga for another day).
Until we go into the office I will be the one handling the face to face and doing site visits around my quite flexible day job. I have also been completing DA's etc as part of our developing etc and my JD along with my 10yrs of pupillage from my lovely wife means that not only do I know a fair bit about this stuff, I am actually allowed to do this stuff also.
So no pressure, still happy to offer planning info on here for nothing etc. but just thought I would let people know and also while working from the home office the prices are significantly lower then they will be once we are in the new building. As the many on here with businesses are fully aware, the business expenses eat up such a big proportion when you move up into the actual premises with admin staff stage, you don't get to see much of the fees. The old formula for professional services was 1/3 costs 1/3 wages 1/3 profits is benchmark that can be hard to hit in some industries.
We have numerous approved sites with our sign on in the inner East of Brisbane at present (and a couple where the DA's are underway) so if you drive past one of the attached signs and want some more info about whats going on there, just message me on here and I can fill everyone in.
Have been getting some PM questions regarding various options for peoples blocks, am more than happy to discuss. But, if you are happy to, would prefer that in the PM you give me the address of the property and then ask the questions in the forum or if you want more anonymity ask everything through PM but give me permission to scrub out your user name and any identifying info and then I will copy it to the forum. A lot of these question and answer things can be very useful to others on the forum without actually having to disclose your own personal details
