澳洲Australia property Buy old and renovate or New and claim dep


在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


I have been looking into our first investment property and am wondering whether we would be better off doing a facelift on an old property for instant cash flow boost or buy a new property and save on stamp duty and be able to claim depreciation? Any opinions??

I personally have a preference towards older stock that you can add value to via cosmetic renovations. You'll pay more for a new property and the scope to add value is generally non-existant.

Thanks for your feedback. I guess improvements should increase the value by a lot more than the stamp duty payable anyway and yes, i can also claim depreciation on the cost of the renos :) I would want to get the renos done as quickly as possible so that we could get a tennant in, but with two young boys, maybe i should leave those investment options until the kids are at school!! I think it is something i would enjoy doing down the track though!!

Do you really think the schooling and all other expenses are going to be less than the nappy cost??
Both my kids are under 3 but they were one of the main reason I got into investments. Hopefully this would give them a choice to go to a private school or a mortgage free roof over their heads when they are on their own.

i think 44 meant it would be difficult to do renos with kids at home and would be better to leave the renos till they were at school and 44 had more time.

Yep Ed, that is exactly what I meant :) renos would be hard at the mom with two kids and me the mum doing most of the work painting, organizing landscaping/kitchens/bathrooms etc!! Definately want to invest in some form of property this year, just working out in my head which would be best for us all
