在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


Hey all
I have hit a crossroads in my current career and have decided to start looking at working closer to property. I wanted to know the opinion of you forumites as to which route you would take to improve investor knowlegde, contacts, exposure to the market etc. Ideally i would love to weasle my into an investment company and learn from someone who is doing it but tother areas i have tossed around are:
*REA
*Valuer
*Broker
*Assistant

Which way did/would you go?

Also add to that list: Town Planner.

Many property related jobs are sales roles in some capacity. To be a RE or broker you must be comfortable with finding clients and selling yourself to them.

All of the jobs you've described (with perhaps the exception of 'assistant') also tend to have a qualification associated with them. It's not something you can pick up tomorrow and expect to start earning an income from. Many of the qualifications aren't very difficult to obtain, but but it does take time.

My advice would be to determine what aspect of property you really enjoy. Is it:
* Day to day running of the property - become a property manager.
* Putting the deal toegether - become a sales agent.
* Structuring the finance - obviously a brokers role.
* Researching the properties - valuer.

Don't think for a second that any of these roles are glamourous or easy. They all require hard work and organisational skills. There's a lot of very boring and frustraiting aspects to all of these roles as well.

Are you referring to residential? What about the other areas of property to consider?

Leasing - comm, retail, industrial, agricultural

Sales - comm, retail, industrial, agricultural

Management - comm, retail, industrial, agricultural

Syndication and investment

Development and construction - resi, commercial

Town planning was mentioned. What about rural and regional planning?

Wow so many good answers. Thanks for the feedback guys. I am currently in a role which is low stress and enables me to help people but has low pay and is no where near property. I am tossing around ideas for the new me.
Its a funny situation, as i have very little fear with investing and renos and such but the prospect of changing jobs is frightening, even though i am not in love with what i do anymore

Forumites: Does your current work help you on the investment path. If so, what do you do? Do you enjoy it?

low stress implies ................will inside your comfort zone

Speaking for me personally, I have found that most things that are of true value to me have always been well outside of my comfort zone

Yes.

Most people are afraid of taking the leap of faith from where they currently are (if they hate that job). But 99% of the time they will regret their decision not to do anything after a few years...I have plenty of friends like that.

to some degree yes, but in many cases I personally find NO.

I only need to look at my industry and my personal experience of "sales " and business in general.

The primary difference between those that "have" and those that "wish" is the willingness to CONSISTENTLY operate outside of where they are comfortable. I know I dont grow without that.

Notice I said willingness, not capacity. Again just personal, but again thats where the difference lies in my view.

Sport folk and athletes, a little bit different, but same principles apply.

I'm a town planner. Private sector.

Helps me out a lot. Saves fees, can identify expansion areas early and pays very well which always helps.

I remember asking myself that question a few years ago. I'm starting a job in the soil test industry soon, working from the ground up, and as happy as a pig in mud. ;) :p
