Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


Big drop in available rentals in Perth


Some extracts from the Perth Now article.

"THE rental squeeze in Perth continues with the number of properties available for lease falling almost 20 per cent in the past two months."


“We did see the vacancy rate in December lift a bit to 2.8 per cent but this has subsequently fallen to 2.3 per cent for the month of January.”


I'm hoping the vacancy rate will keep falling and the rents will rise some more! :) My tenant in my #1 IP will be vacating in June so it could be interesting times for me! :D Hoping to up the rent by $20.

At our home opens we have seen unprecedented interest. Properties which are priced correctly (compared to others in the area) have had close to 100 parties through the first home open.

This has often resulted in offers for rental coming in above the advertised price.

But in a market like this you have to be very careful to make sure that you are not seen to create a bidding war. I know the next headlines to grace the newspaper...

..."Greedy landlord taken to court by ASIC for ripping off tenants."

did you read today's west on page 13! :) interesting times!

Yeah I think that is the trick, to price it right and then let the public decide what it is worth. That is what my PM recommended. If a lot of interest was shown then you never know you might get lucky and there might be a bidding war. Its best to price it right first so as to get them in.

If it's anything like Melb, they (the media) will be talking in their normal inaccurate fashion about only the suburbs that the media deem to be relevent - inner-city and desirable suburbs nearer to the city only. :rolleyes:

Kim's property actually is inner city / desirable next to the city.

But, the actual recent increase in rental demand doesn't appear to be limited to these inner city suburbs, not this time in Perth.

In fact, I haven't actually read much media reporting about it, I've heard more about it from tenants/investors in person and on this forum.
