I have attached a spreadsheet we use to calculate rental profit / loss for prospective properties, as well as for our IPs.
I have just realised that my spreadsheet was looking at only 48 weeks of rent!
Changes to the spreadsheet have resulted in a bottom line which appears too good to be true. I have also fixed the weekly expenditure by dividing monthly by 4.33 (52 weeks / 12 mths).
I wanted opinions on whether my spreadsheet is flawed? Do you have any suggestions? The attachment is a condensed version of what we actually use.

was the logic behind 48 weeks to account for vacancy? In anything I have seen - it is always safe to assume at least 1-2 weeks per year of vacancy.
