澳洲Australia property Property Investment Management Software |
在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo
No doubt this has been asked before, but I would like to know if anyone is using and recommends purchasing property investment software.
I have found a couple of products and am wondering if such software is useful for keeping track of the properties I have bought. Here they are:
Property Investment Calculator (Windows & Mac)
Investment Property Calculator (Windows only)
If anyone is using or has used them or can recommend other similar software I would appreciate your input.
I would really like to be able to understand the status of my properties, taking into account purchase costs, loans, rental income, repairs etc. I want to understand how my investment is performing and be able to know what kind of profit (or loss!) I would have if I were to sell at some time in the future based on all the costs etc. involved.
No doubt that all the above can be done in Excel, but I don't mind paying (a few hundred dollars, if need be...) to make the whole process clear cut and simple. Considering the outlays I have made for the properties I feel a few hundred dollars would be well spent.
Thanks in advance!
For analysis software to use prior to purchasing an individual IP or the effects of purchasing an IP has on your bottom line across your portfolio you cant go past PIA.
Its written by Ian & Jan Somers the kind providers of our Somersoft Forum here.
PIA software is 2nd to none and IMHO the industry benchmark, used by private investors and industry professionals.
For IP accounting software I use Property Manager Pro to track all my incomings, outgoings, finance, management & purchasing details for individual IP's and across my entire property portfolio.
It simple, easy to use and does everything that's required for accountancy & record keeping purposes.
