Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo

Morteon Bay Regional Council has just approved a subdivision that has a record breaking 70sqm freehold lots. Have not seen anything like that in QLD. I have owned under 100sqm before but that was heritage innercity stuff.

Lol buy this instead. Almost ten times the lot size and 10 km closer to the city and save yourself 40k.

Not surprised - 70 sqm is plenty of space. Heaps of townhouse developments in Richmond, Victoria have 3 level townhouses of that lot size - although of course a lot of space is common area for driveways etc. Plus a few terrace houses are only on small pieces of land and they are very popular - so size is not everything.

Looking at my situation that kind of development would be good for me.

I'd prefer a terrace/townhouse with a small courtyard within a short walk to a park/cafe/shops than a large house on a block of land in a suburb where I would have to drive everywhere.

It's a neglected form of housing choice in Australia.

Warner Lakes is 23 km from CBD. That's outside the outer ring. While high density may be appropriate close in I would suggest back of Bourke is not the best place for super high density.

I cant see any demand for them out Warner way (near where I live). Perhaps they are a social experiment? "Let's build them and see if anyone buys them."

The tiny block duplex townhouses in Eatons Hill took an eternity to sell and had to be heavily discounted. I suspect the builders didnt make any money from them unless they were the original owners from thirty plus years ago. At the same time, ten - twenty year old 3 bedroom houses on 600 m2 were being snapped up as soon as they hit the market, for much lower prices than the new townhouses.

I do agree with offering more affordable choices, just cant see the uptake for anything so cramped. Will be interested to follow the project though.
