澳洲Australia property Value of this Marrickville land? (810 m²)


在澳大利亚 I need some advice regarding a property purchase. Property - semi-detached house Bedrooms - 2 Condition - average needs internal reno to modernise Street - one of the best in suburb Location - excellent Close to schools - yes Transport - 50m The pool at of an IP needs to be resurfaced (or so the pool doctor says), the cost was estimated to be $10K ($10,000), after recoverying from my impresssion of a cat coughing up a fur ball, it just seems far too much. Its just a standard poo


Anyone care to estimate how much this land is likely to be worth/will sell for? http://www.realestate.com.au/property-residential+land-nsw-marrickville-200528231

Just curious as I'd imagine developers would fix their gaze on a lot like this.

Bad location? Actually, it's a great location there. Have you seen how the prices are changing in Enmore? This area is more enmore and close to Newtown King st, etc. If you develop the block right, the profits are likely to be very good.

I'm not convinced on the location. The only thing it has going for it is the proximity to Enmore Park. That's a lousy street - or lane, rather. It's on the fringe of that industrial area and might cop a bit of plane noise - landings. Too far to walk to a train station and a long way from King Street.
But ten years down the track that whole pocket will be very different, so it will all work out well.

Sometimes it's not the market value but perceived/demanded/created value that dictates the price. It's whether the deal and numbers hold up for the developer.
It's not just Enmore that's on the rise but all surrounding suburbs too!
