I remember last time I had this done it cost over $1000. But that was soliciting t I have been looking at units in Sydneys upper North Shore. Only in Ku-Ring-gai so up to Wahroonga. The area seems to offer good fundamentals, is very popular and in general seems to be a lovely place. My favoured location to buy I think is G


Hi Guys,
Can anyone with some experience please clarify?
If I have owned a home as my PPOR for 7 years,then sub divide and build 2 units which I would lease out,will I have to keep them for minimum 12 months to lower my CGT as per normal conditions.Or is the fact I have owned the original property for 7 years waiver this ?

I tend to think the CGT is payable but need confirmation..

Hi

The CGT is not an issue until you sell the properties. Then, you will benefit from the 50% discount because you will have owned them for more than 1 year.

You should also watch GST as a potential issue if you sell the units within 5 years.
