Can anyone out there that may be a builder / developer or pundit on the subject of building costs in WA (Rockingham area if that makes a difference) give me some idea what it costs to build a house of say around 35 to 40 squares on a per square meter basis approximation.
The houses in Perth from my recollection are mostly double brick but depite this for some reason always remained cheap to build in the West like this than the east.
I am considering the purchase of a house and was doing a little reseach on the possible cost of buiding it simply as an indication of where or what price vicinity it may commence at +/- land value plus plus for market etc.
Alternatively if anyone knows of a building service that can provide the details this also would be helpful.
I have a depreciation calculator from Herron Todd White (now Deppro) that indicates construction costs for houses in 2001 ranged from 450-1250.
The lower end relates to spec homes through to the upper figures which relate to architecturally designed homes. Packaged design homes fall somewhere in the middle.

Are you or is anyone on the site in possesion of current bldg costs I guess to bring costs to current day values?
If it helps any, I know that family sized houses cost at minimum 80k (generally around 95k) to build.
For a standard house (non architect designed, roof trusses, brick vineer) between $800 & $1000 per square metre.
Architect designed houses with unusual materials & building procedures can cost twice as much.
If you are in a remote location costs may be higher. These costs include standard fixtures in bathrooms & kitchens but don't include garages, driveways & fences.
I generally value replacement costs @ $100k for a 100sqm house, $150k for $150sqm ... Your insurance often has a value of the building. This is handy information to know when estimating depreciation on prospective IP's
What's a good multiplier to use for land required to build that x-sqm home ?
100 SQM Home requires (1.5x) 150 SQM Land ?
