澳洲Australia property Upstairs Extensions in Brisbane | Sydney


在澳大利亚 Hi Guys, Ive found a property that has mentioned two payments coming up of $1400 to apparently top up the admin fund and 2 have just been paid. Im looking at a financial statement (basically a balance sheet) for the strata and its all a bit Hi all, I currently have a PPOR and 10K cash in the bank which I plan to use as a deposit for a IP early next year. Is it possible for me to place this into my PPOR loan and then redraw the 10K when Im ready for the IP and then claim the int


I own a IP in Manly West Brisbane and following some advice I got on this site I am exploring the feasibility of puting some capital into the property in the form of an upstairs extension over the existing home which will also provide bay views and improve the value even further I hope and I will gain the tax breaks also I guess.

A couple of queries for more seasoned IP'ers / renovators out there.

1. Does anyone know of a reputable craftsman specialising in upstairs extensions, particularly on 1950 / 60's highset chamferboard homes, with ceramic tile roof's?

2. Is anyone aware of the rules and regs regarding upstairs extensions and limits on height increases?

3. If the orginal tiles cannot be matched is anyone aware of those chaps I saw advertising some time ago that would repaint and reseal existing old tiles. Not that mine leak, but it may be a good way of matching them to new ones of an unmatched colour.

Look forward to any helpful feedback that can be provided?

Hi,

Easy questions first. Message Sim to change your user name (look him up in the directory) - he's the Administrator.

Talk to a planner at the local council about regs, it varies by council area. There may be limitations on height to maintain the character of the area and will certainly be requirements in case your changes block anyone else's views.

Try the Improvements forum for tradespeople contacts...someone there may know someone (I don't operate in bris yet so can't help).

Also, look in sunday edition of the Courier mail. there is a house andhome section and tradespeople/companies advertise their stuff. there is usually a mob advertised in there who specialise in upstairs extensions and the photos they show look pretty good. Can't remember their names but they're in there most weeks.

The last mail out by Brisbane City Council, BCC, detailed some of the new requirements to come into effect from 1 July this year as far as building construction and alterations are concerned. Give them a ring or drop into the local Library. They have the details.

Roughly, the height requirements are now to be a max of 7 metres at the eaves and 8.5 metres at the highest point (ridge cap) with other measurements for Lot width, proximity to front, side and rear fences etc.,

Putting an elevated level on top of a building is one thing and in your case may be the answer. In Brisbane, where construction is often timber, the alternative may be to simply jack the building up and build in underneath. The clearance then must be 2400mm min. from floor to ceiling for a bedroom although you can get away with less for other types of rooms (don't advise it). Laundry, study, storage, rumpus room and the like may be less. The total exterior heights still apply.

Manly would be in Redland Shire, wouldn't it? (Not sure, but I would think it would be)

and would be hard to drop into local library from Jakarta! hehe

But, I think the building codes are fairly similar.

I thought Manly was still inside the BCC border. Must be close, but I am happy to stand corrected.

The BCC has released the necessary info for reno's and all that which is worth getting as it comes into effect from 1 July.

As for dropping in from Jakarta. Sorry about that. It is a little far and I overlooked that small problem, however, try dropping into the Brisbane City Council for the info, the Web Site, that is.
