在澳大利亚 Hi Guys, Ive found a property that has mentioned two payments coming up of $1400 to apparently top up the admin fund and 2 have just been paid. Im looking at a financial statement (basically a balance sheet) for the strata and its all a bit Hi all, I currently have a PPOR and 10K cash in the bank which I plan to use as a deposit for a IP early next year. Is it possible for me to place this into my PPOR loan and then redraw the 10K when Im ready for the IP and then claim the int


I was just wondering if there are certain things that irritate you - that tenants do.

I know I'm being really picky because something that really really irritates me, whether they're tenants or not are people that put a big knot in their curtains. When I'm driving past houses around my local area especially, there's this really annoying tendancy for people to do this, and it bugs the hell out of me.

I just can't understand why people do it. Why can't they just pull the curtain across to one side. I know it's only something small, but it makes me feel like running into their house like a screaming idiot and pulling the knot out.

I would even like to put in my tenancy agreement - no knotted curtains. But that might be going too far I suppose.

Has anybody got any things that really annoy them. Or am I just a nut case!:rolleyes:

Remove all the curtains & install venetians - watch them try to knot those suckers!!!!

I don't like tenants who smuggle animals into the property....can never get those hairs out of the carpet.

Yeh, but then they'd probably pull the venetians up crooked. You know, one side lower than the other!!

That would be equally irritating. :D

I agree about dogs, especially don't like standing in dog poop outside, just thought of something, imagine kneeling in dog poop if you were weeding the garden and you didn't look down first. Yuck! Never thought of that one.:D

What bugs me!

Doing a lot of work on a QUALITY reno and getting rid of 60yrs worth of smell.
Then the tennants smoke inside! EVEN THOUGH WHEN APPLIYING THEY ARE NON SMOKERS! But oh no, it was their visitors!!
And all you can smell is cigarette smoke in the walls, curtains and floors!

This gets right up my nose!

wayneh - the answer is smoke alarms - the earsplittingly loud ones.

Wire them into the mains (so it's not a matter of waiting until batteries run out) and set them to be hypersensitive.

Whenever anyone smokes inside off they go :)

Of course, your tenants may have trouble cooking food sometimes, but that's a small price to pay for a smoke free IP!

And how long before they pay to have the alarm disconnected, or pull the fuse on that circuit? (even if it is that they can no longer watch TV).

Smokers are a dying breed anyway.

But, if a tenant is a smoker, I don't think that there's anything you can do about it. Except make sure that the cleaning (from the bond money) gets rid of all smells.

My biggest irritation is tenants who leave their common sense at the driveway, it continually amazes me the depths of bufoonery in otherwise intelligent people.
Recently I paid $60 call out fee for an electrician to replace a light bulb. The tenants had told me the light was not working anymore, I thought like any reasonable person that they would have checked the light bulb, before raising a concern with the property managers.
Once again you can't let common sense get in the way of tenants rights, god dammit they pay good money for the right to waste yours, and left unchecked they will gladly spend twice the rent they pay on silly 5 min jobs that the average homeowner with a butter knife could solve (I would not reccomend replacing a light bulb with a butter knife).

Being told by the PM that the tenant called to complain cannot turn tap off.

Thinking of all that nice water being wasted, rush over there straight after work to fix the offending item, only to be told "Gee, it's only a drip. I told the agency there was no rush...."

AARRHHHGG (*&^$%*&^$&%*&$# !!!

OK, here, now, may as well fix it.....

NOTE TO SELF: Make sure PM tells you urgency factor.....

240v smoke alarms are wired into the lighting circuit, so if they pulled the fuse (or tripped the breaker) they would have no lights.

And you cant get a smoke detector sensitive enough to go off with normal cigarettte smoking. Unless the teenage son and 20 of his mates are bonging in a closed room.

You guys sound like the cigarette nazis, you'll never stop people smoking in your IP so i would accept it as just one of those things.

Deal with it.

Dripping taps can be an emergency.

My tenants called to have dripping tap fixed & plumber sent to fix it. Next rates bill there's a $100 excess on the water bill!

Called PM who contacted tenant who blamed it on the dripping tap. PM asked how much had it been dripping? Tenant said 'oh, I couldn't turn it off anymore & it had been like that for 3 MONTHS!
PM said, 'didn't you think about the owner having to pay for all that wasted water'? Tenant said 'Oh heck. Never thought about that.'

Tenant was let off with a stern warning, next time he pays the water rates.

Maybe they have a "group" I could attend. You know like AA. Hi, I'm Queen Bee and I hate knotted curtains. And they could give me a support person, so every time I'm driving along and I happen to see the "knotted offender" I could ring said support person to calm me down. LOL:D

We look after nearly 200 of them.. hehehe

I will never understand how tenants can think that the landlord will believe that they need their beer more than the landlord needs the rent. (I don't think even Jakk would agree there)

Hey QB,

Don't know if this is the answer, but I think people do it to stop the curtain fluttering when they have the door/window open so the breeze comes in but the knot stops the fluttering.
If not then I don't have a clue. Fetish maybe? Secret signalling system? ;)

Asy, you're right.

Clause 87.2.3 on SlumLord Tenancy Agreement states:

The tenant will ensure that rental is paid in full, in advance, prior to undertaking of purchase and consumption of Stubboirs.

...as for what pisses me off........
seeing string tied under carports of flats with washing hanging there when there is ample rotary clothes lines at rear, (out of sight), to hang washing on, this is CODE RED piss off, compared to CODE YELLOW of knotted curtains.

Im a non smoker (gave up about 14 months ago) but believe that people should have the right to smoke if they are renting and have possesion of a property. If the smell is bad when they vacate, take the amount to remove it out of the bond, no biggie.

Soon there will be "no swearing" or "no drinking" signs in IPs:)

Mmm.. when I was a landlord I didn't care if the tenants danced naked on the roof all day or whatever---- while they were renting from me and paid their rent it was their house as far as I was concerned, and luckily no one punched holes in the wall or messed up the place.
What does piss me off though is living next door to a rental house..( I cant blame the PM-the tenants through that house all looked perfectly normal when they moved in.) in no time at all
the nightmare would start, drug parties, bikers, parties that started at 2pm Saturday and went till 3am Sunday, heavy metal freaks --think of it and the renters did it! ,, The yard is a reduced to a dustbowl thanks to tenants various barking yapping dogs, used to be a pretty garden Owner lives in NT, so he could care less--
Here's a good tip for agents needing listings, buy the house next door to a property you would like to list and rent it out....

What pisses me off about tenants:

1. Non-payers
2. Non-payers
3. Liars- whether or not it's to do with pets, smoking, or no. of people living in the house.
4. Inability to perform simple tasks (changing lightbulbs, rescrew loose screws, remove wall hooks)
5. Vandals (only type I haven't yet encountered)

What I love about tenants:

1. They help me enormously in paying off a growing asset
2. They can pay on time, be clean and care about the property.
3. They love the property so much they care for it like their own, as they're interested in buying it off me (best type!)

New tenant asks for a small improvement.

You smile and give it.

Tenant asks for another...

(meanwhile the tenant next door has been living in an unrenovated place for a long time before I bought it, and has never complained or asked for anything. Guess who's going to get a great reference!).
