Hello people

I would like to ask the members of the forum if they know this is possible.

I'm looking at a house on a T section where the street number and entrance is facing the highway. The other side of the house faces a quieter street with quality houses in it. The block is about 7m wide on the highway side and 50m long on the quiet street.

Does anybody know if it is possible to to have the house number changed from one street to the other?

In general, are corner blocks worth less or more than adjacent blocks of the same size?

1. Unofficial -Put a letterbox on that street and have all mail sent to that address- cheap and effective
2. Official- Apply through town planning for a realignment of lot

We did this with our PPOR when we built about 18 months ago.

Simply called council to find out who we should be writing to, wrote a letter explaining why we wanted to change street address and bingo less than 2 weeks later we receieved a reply back saying the change was approved and that council were amending their records.

Corner blocks on the whole I like. I have two corner block IP's and there is value in having two street frontages.

Again what you can do with it depends on the zoning but you do have more control over subdividing it and also over the aspect (direction IP is facing) of the individual IP's. It usually also has more potential for future development being a corner block.

All factors being equal I would pay more for a corner block.

In this case it would certainly increase the value instantly.

The block I'm looking at is narrow so the dwelling can really only run in one direction. Smallish block of about 350sqm too.

I'm wondering what sort of % more a corner block would be over an adjacent block in a typical situation.

Hi Adrian,

The street name change is what we wanted for that reason, an instant capital gain. In fact l believe the reason the block was available for such a good price was because of its original address, one phone call to councl and 20 mins with pen and paper changed all that! :cool:

Its still the same property

Its still the same location

The change fools prospective buyers only until they look it up in the street directory or come do an inspection.

I spose it changes perception....

Perception is a big thing. In the past few years, REA have changed the suburb my street is in three times.

nice bonus val each time...

The way things are going, soon I'll live in south Chatswood.

These sort of changes can free up some equity at valuation time if nothing else. Sales in street etc.

You never know when you want a deal to fly give or take a slightly better valuation, no LMI etc.


I believe what influences a buyer and a valuer are not always the same.
