澳洲Australia property How much??? | Sydney

在澳大利亚 Hi Guys, Ive found a property that has mentioned two payments coming up of $1400 to apparently top up the admin fund and 2 have just been paid. Im looking at a financial statement (basically a balance sheet) for the strata and its all a bit Hi all, I currently have a PPOR and 10K cash in the bank which I plan to use as a deposit for a IP early next year. Is it possible for me to place this into my PPOR loan and then redraw the 10K when Im ready for the IP and then claim the int

Ok firstly please excuse my ignorance as I'm a first time poster and renovater!!!! :)

I want to get some approximates on how much it'll cost to get some work down to my weatherboard (easy access underneath with floorboards). I am in the northern suburbs of Melb.

I want my wall oven moved to another part of the kitchen and new taps fitted for the kitchen sink.

I'd also like to move the laundry into an area of the house (tiles/ wet area) that currently has no power or water. Eg new power points for iron, dryer and washer & plumbing for washing machine and tub.

Can anyone give me an idea how much a plumber and electrician would charge to do this kind of work? Should I get someone that can do both to save time and expense? Can anyone recommend anyone up in the Nth of Melb?

Eagerly await any help
Thanks

Hi Blackcat,

I have found that moving plumbing will cost you the most. Moving floor waste's and putting in new taps requires a lot of time & copper pipe. My brother got shower plumbing moved within an existing bathroom and cost him $700 - $800 without tapware.

Electricians can generally do work faster & cheaper as long as the power points aren't in crazy places. Load bearing walls are genrally easier to fit new powerpoints to because of the cavity between the frame and outer cladding.

It may pay to pre-purchase the power points and misc components before getting the tradesmen in - this way you won't be paying a marked up price for them from the tradesmen.

Cheers

Whatever amount you may have in your head about what you think they might charge you, triple it!! Sparkies and Plumbers, probably two of the most expensive trades you'll need, apart from builders, but I won't even go there!!

Your plumbers must be damn expensive over there cos that sounds really over the top. I just got a shower put over the bath, at the opposite end of the existing plumbing, and he did everything for $250.00, I bought the new shower fittings though.

It's probably more of a problem for the sparkies over there putting in new power points, because I think your houses are built a different way than ours.

In NZ, I think (and don't quote me on it) we're allowed to do basic plumbing and electrical work but the tradesmen has to come in to hook it all up, so if you're a bit of a handyman (or not) may be cheaper to do some of the work yourself. Come on - men can do anything, can't they. Cos I know women can!!
