Im looking at a financial statement (basically a balance sheet) for the strata and its all a bit Hi all, I currently have a PPOR and 10K cash in the bank which I plan to use as a deposit for a IP early next year. Is it possible for me to place this into my PPOR loan and then redraw the 10K when Im ready for the IP and then claim the int

Just got a letter from the coucil informing me of the discontinuance of the ROW lane behind my Essendon block. It is up for grabs @ $60m2. This is surely a discount to the current value of approx $400m2, however there is a sewer easemant ... so it can't / shouldn't be built over. So it would be for lawn or garden value.
Is it worth to buy such additions ?
My block currently has plans before council for devloping into 3 T/H ... how timely. This extra land could add yard space or even make putting 4 T/H a more attractive proposition. The block next door has 4 T/H without using the extra ROW land ... though 3 of the T/H are only 2 BR and single garage.
What are everyone's vews ?
Is there any problem having the easement in your block ?
I would buy it before it is offered to the neighbours behind if they exist.
Well actually if the lane is really to be closed, then everyone has a chance to buy the land. because of the easement it can't be split between us and the neighbour behind ... only one side can get it ... all or nothing.
Advice from some other sources say it is definitely worth pursueing.
in the council areas i know the additional land would be benefical
as building area is determined by floor space and open space ratio's
the extra land could allow you to build 4 t/h as per the block next door (but increase their size) so they could possible be all 3br's etc

Having an easement will not affect you as it's garden area anyway, but being able to build more on the land will be a benifit.
Then see if you can get those plans converted to 4 T/H!
In any case, it will mean the back townhouse will have a seriously nice yard. A big PLUS for a place in Essendon!

Yes it certainly seems as though I should try to buy.
I realised after posting though that really it could just be a request from someone in the block to close off the lane. Council has to then ASK if anyone is using it ... then IF NOT you can have a chance to buy it.
So I'll report back about the outcome.
