According to BIS Shrapnel, ABS Queensland has experienced more migration growth consistently over the past few years then another other state peaking in 2003 at 39,200.

Please note that this doesn’t take into account overseas immigration with 1/3 going to Melbourne.

Obviously, Queensland is booming with the majority (17,374 last year) moving to the Gold Coast. Wanneroo, WA came in second and grew by 8,112. I lived in Joondalup for a number of years and the expansion of housing, in that coastal region north of Perth, is phenomenal but only half that of the Gold Coast.

Shifting demographics can help us interpret likely trends in the types of properties that will make good investments in the future. There are some 4.1 million Baby Boomers heading this way with the first turning 60 in 2006 and the rest will over 15 years to 2021.

The debate rages but what will it be:
  • houses with plenty of land content,
  • townhouses with some land or
  • high-rise apartment dwelling?

Old houses with land content gets my vote. When the houses get too old or the area too expensive you can always BUILD the townhouses and units.

Ultimately, though, buying well is good, but you have to buy first. Over the long term buying ANYTHING is better than not buying anything.

Good idea Alex. Sort of like land banking but you receive some income until you are ready to bulldoze.

Just check with the council first.

In some areas of Brisbane houses built before a certain time are covered by character listings and can't be removed or bulldozed.

What is the minimum size block for a duplex ie 2 x two storey townhouses? I heard that you need at least 500 sq m and a 20m frontage and it has to be zoned for townhouses.

Each council has different rules about this.
