Any thoughts?? NSW South Coast (CALLALA BEACH)

Hi all, im new to the forum. I bought my second IP at Callala Beach 6 months ago, 1 street back from the beach. 3b/r brick house, did the renovations myself (paint, blinds, etc). Will eventually do it as a holiday rental, but for now wanting permanent rental, which is proving a struggle. I know its a holiday destination, retirees and employment is scarce (unless you travel 20mins into Nowra), which are factors against me. Anyone have views on renting there, and views of capital growth?

Its a tough market, my sis has a place around the bay at Currarong.

U might have to cut the rent to a point where someone is willing to make the longer commute to town. Many folks in Nowra dont want tp live near the water ?

Im further down the coast and the rental market seems quite tight from professional contacts I have in Nowra. The issue is the price may not be what you want. If you talk to the agents or check RE.com (just looked there are 3 3 bedders on there listed 280, 295 and 325), if you come at that price or just below you will fill it. As I said this may or may not be what you hoped for but its where the market is at. Was there a different figure you were hoping for? What was that based on?

Thanks Rolfe and knightm. The house thats 295 is my house. I originally had it at 330 then 315. The price now is more than reasonable and im happy to go slightly lower for a quality long term tenant. Im trying to remain positive as i want the property for the long haul. My gut tells me the suburb is due to boom... Eventually i want to do dual occ and target the holiday market, but im a few years off that dream. Appreciate any ideas and thoughts...
